AN historic chapel near Oswestry will be among the properties going under the hammer at an auction next month.

Chapels have long been a favourite for conversion into residential use, particularly in Mid Wales. One such building at Brithdir, near Oswestry, will go under the hammer on February 10 at the Welshpool Auction Centre at Buttington Cross, Welshpool, Powys.

The former chapel set above the hamlet and could be converted in a range of uses, subject to planning permission. The characterful property includes a bell tower and leaded coloured glazing. It has a guide price of £120,000.

Another former chapel at Meifod, near Welshpool, will also be auctioned on the same day. The Grade II listed building is attached to a former stable, offering opportunities for conversion and renovation, subject to planning permission.

Built in 1829 it comes with a 999 year lease, with around 807 years unexpired. The property is about one mile from the village of Meifod, with good access to the towns of Welshpool, Oswestry and Shrewsbury. It has a guide price of £20,000.

Meanwhile, a former two-bedroom Smithy near Welshpool will also hit the market.

Requiring extensive renovation, it includes four reception rooms, kitchen, two bedrooms, and a bathroom over two floors. It comes with a guide price of £250,000.

The property comprises an entrance porch, the pulpit and pews and working with an architect could be converted into a range of residential or lifestyle uses.

“Residential property sales in the region have rocketed over the past two years, with many homebuyers seeking larger properties with plenty of indoor and outdoor space, as well as easy access to the countryside or recreational areas,” said Rob Hudson, a partner at Morris, Marshall and Poole, with Norman Lloyd.

“The Old Smithy near Guilsfield and Welshpool, Powys is a prime example of such a property with huge opportunities. Located between Guilsfield and Cyfronydd, it includes five acres of a designated ancient woodland.

“It is perfect for someone looking to acquire a property they want to renovate into a home. In this case it could become solely a house or would also make a perfect location for somewhere to live and work with opportunities to convert part of it as an office or studio.”

Mr Hudson added: “We are anticipating a lot of interest in the auction, particularly with the demand for properties offering potential for renovation, conversion and extensions. Each of the residential properties provides just that."

The auction will take place at the Welshpool Auction Centre, within Welshpool Livestock Sales, situated off the A483 roundabout at Buttington Cross, near Welshpool, Powys, at 3pm on Thursday, February 10.
